Your Core Mission: Build On Time, On Budget, Every Time
The Construction Project Manager will serve as the central hub for all build-out projects, ensuring efficiency, accountability, and quality. This role is highly collaborative and requires close coordination with Sales, Marketing, and Franchise teams, including required travel to commercial client sites and franchise locations as needed.
1. Project Management & Delivery Excellence
- Pipeline Management: Oversee a robust, multi-state pipeline of simultaneous construction projects, targeting a 90%+ on-time completion rate.
- Budget Ownership: Maintain tight financial control across all projects, aiming for budget overruns of $<5\%$ from initial projections.
- Transparency & Reporting: Develop and maintain standardized reporting (Gantt charts, cost reports) and provide weekly, actionable updates to leadership and franchisees.
- Proactive Risk Mitigation: Systematically identify and log potential roadblocks (permitting, contractor availability) to maintain project flow and proactively remove blocks that cause delays.
- Post-Completion Support: Assist recently opened laundromats with remaining construction tasks and close out post-completion documentation within 30 days.
2. Value Engineering & Strategic Sourcing
- Cost Optimization: Champion value engineering, proposing and implementing cost-saving measures without compromising facility quality.
- Vendor Performance: Build a curated database of high-performing, preferred vendors.
- Contract Negotiation: Strategically negotiate contracts to secure cost-effective pricing, aiming for a measurable decrease (e.g., 5%+) in average vendor quotes.
- Accountability: Monitor vendor performance, ensuring on-time delivery and high-quality work, and resolving issues rapidly (target: within 48 hours).
3. Franchisee Process Documentation
- Resource Creation: Develop and audit comprehensive, step-by-step "How-To" guides and build-out documentation, ensuring clarity for non-technical stakeholders (our franchisees).
- Knowledge Transfer: Systematically integrate lessons learned from every project into the resource library to continuously improve the franchise partner experience.
- Driving Adoption: Target a 90% utilization rate of all documentation by ensuring resources are accessible, accurate, and directly address franchisee needs.
What You'll Need to Succeed
Qualifications & Experience
- Bachelor’s degree in Construction Management, Civil Engineering, or a related field is strongly preferred.
- 5+ years of progressive experience managing commercial construction projects from pre-construction through closeout.
- Exposure to specialized systems (MEP – Mechanical, Electrical, Plumbing) and managing unique permitting/code requirements.
- Familiarity with cost estimation, value engineering, and multi-site development.
- PMP (Project Management Professional) or CCM (Certified Construction Manager) certification is a strong asset.
Critical Skills & Competencies
- Project Software Mastery: Proficiency in project management tools (e.g., Monday.com, Notion, Procore) for tracking complex timelines and budgets.
- Negotiation & Vendor Management: Proven track record of managing and negotiating with specialized subcontractors (plumbers, electricians, equipment suppliers).
- Communication: Exceptional written and verbal communication skills, with the ability to simplify complex construction concepts for non-technical franchise partners.
- Leadership: Demonstrated ability to lead and coordinate cross-functional teams (architects, engineers, franchisees) while maintaining positive and productive relationships.
