What You’ll Do
Arrived is seeking a Head of Property Investments with deep experience evaluating and structuring residential real estate equity opportunities. You will build and scale Arrived’s residential equity platform across a broad spectrum of asset categories.
You will focus on sourcing, evaluating, and underwriting equity opportunities across operators, developers, fintech platforms, and institutional partners. You will develop frameworks to assess emerging ownership models, evaluate risk-adjusted return opportunities, and help Arrived build a durable pipeline of residential equity investments. As Head of Property Equity, you will own the portfolio of assets and their results. Over time, you will expand and manage strategic partnerships, shape new investment product theses, design portfolio construction strategies, and provide the long-term perspective required to scale our equity platform responsibly.
You’ll work cross-functionally with teams across acquisitions, asset management, finance, operations, marketing, and investor relations to:
- Deliver strong returns through diverse residential equity structures and asset types.
- Launch new investment products that meet the evolving needs of our investor base.
You’re passionate about expanding access to high-quality real estate investments, have strong capital-markets intuition, understand operator-level fundamentals, and can translate complex real estate structures into rigorously underwritten opportunities. This role blends analytical depth, market perspective, and relationship-building—ideal for someone who thrives as a strategic Swiss army knife across the residential investment ecosystem.
How You’ll Contribute
- Set and scale the investment strategy for our property equity investments, including developing and maintaining investment theses, achieving desired return targets, and building risk frameworks and underwriting standards.
- Source, cultivate, and manage relationships with operators, developers, sponsors, fintech platforms, and emerging proptech equity models.
- Develop and Underwrite a diversified deal pipeline: oversee underwriting and investment thesis with a focus on data-driven insights and consistent standards.
- Own financial performance of equity investments and make operational and investment recommendations to continuously drive high performance.
- Manage Investments Portfolios to ensure appropriate objectives are being pursued, including acquisition and disposition recommendations, financial capitalization strategies, and other operating considerations.
- Partner closely with Finance and Asset Management on portfolio construction, pro forma development, investment pacing, cash flow modeling, and ongoing performance monitoring.
- Lead Investment Committee recommendations for new strategies, opportunities, and residential equity product development.
- Design scalable analytical frameworks for asset evaluation, cohort comparison, and long-term performance forecasting.
- Collaborate with Marketing and Investor Relations to translate investment products into clear, investor-ready narratives.
- Contribute to operational infrastructure, including data integration (Salesforce, Coda, internal tools), process automation, and scalable workflows that support growing portfolios.
You Might Be a Great Fit If You:
- Have 7–10+ years of experience in real estate private equity, capital markets, acquisitions, asset management, or related investment roles.
- Bring expertise across the residential landscape—SFR, MFR, BTR, manufactured housing, or emerging fintech equity models.
- Are highly proficient in investment underwriting, financial modeling, sensitivity analysis, and structuring).
- Understand operator-level drivers (leasing, maintenance, turnover, renovation strategy, cost structures) even if you haven’t worked as an operator directly.
- Have a perspective on how macro conditions, interest rates, and consumer affordability trends influence residential equity performance.
- Enjoy building and maintaining strategic partnerships with operators, sponsors, and capital markets participants.
- Are fluent with tools such as Excel, Google Sheets, SQL, Salesforce, and have experience integrating data across systems.
- Demonstrate strong analytical reasoning, risk assessment capabilities, and exceptional attention to detail.
- Thrive in fast-paced, entrepreneurial environments and can manage multiple evolving priorities with clarity and rigor.
- Have a passion for real estate as an investable asset class and a desire to broaden access for all investors.
